Office Buildings & Tenants
National Fire Protection has been part of the construction teams for a variety of office buildings, especially in the Washington, DC metro area. Because of the Heights of Buildings Act, originally passed by Congress in 1899 and amended in 1910, there are very few buildings in the city taller than 200 feet. As such, most high-rise office buildings are between ten and fifteen floors tall, with taller high-rises built across the Potomac River in northern Virginia. Listed below are some examples:
Corporate Executive Board
Arlington, VA
This project was a first-time high-end build-out encompassing 625,000 square feet over 24 floors. It is home to the Corporate Executive Board Company (CEB), a leading network-based performance advisory firm with clients across the world’s leading organizations. The scope of work included wet pipe sprinkler systems, flexible sprinkler drops, and a preaction system for the server room. Over 6000 concealed sprinklers were installed throughout the building. Completion took less than one year.
Square 537
Washington, DC
Located on the 300 block of E Street SW, this project was constructed in three phases. When phase 1 was completed, National Fire Protection worked closely with the developer and was awarded the next two phases.
Each phase consisted of a twelve-story office tower with five levels of garage parking underneath. Each building is independently protected with its own electric fire pump, fire department connections, and fire standpipes, with the office floors having wet sprinkler systems and the garage levels having dry pipe sprinkler systems. Each phase had approximately 7000 sprinklers.
Upon completion of the sprinkler systems within the shell, NFP was again fortunate to be awarded most of the tenant fit-out work.
Now known as Patriots Plaza, the office complex is home to numerous government agency offices. The project was awarded LEED Core & Shell Gold certification.
Square 715
Washington, DC
Now known as 111 K Street NE, Square 715 is a twelve-story office tower with two underground parking levels. The building is wedged into a triangular space in the NoMA Business Improvement District.
The building is independently protected with its own electric fire pump, fire department connections, and fire stand pipes, with the office floors having wet sprinkler systems and the garage levels having dry pipe sprinkler systems. The building had approximately 1000 sprinklers installed.
